A professional “For Rent” yard sign adds exposure to capture drive-by prospective tenants and we ensure all the pertinent property details are available to prospective renters via phone, text and web – on demand, 24-7.

Placing the wrong tenant can quickly cost you what you save in professional leasing fees. Every tenant application is evaluated based on credit, criminal background, sex offender registry, employment verification and residency/rental history. Our thorough screening complies with all applicable laws, including Fair Housing and Fair Credit Reporting Act.

This plan works well if you already have a tenant or prefer to find and qualify your own tenants. We manage the approved tenant and lease ensuring the terms of the lease are followed. Rent, deposits and any fees are collected each month in accordance with local legal and financial regulations. All transactions are recorded in your online account which is available to you 24-7. Your financial statements and funds are delivered to you via Electronic Funds Transfer (EFT) and emailed monthly.

Tenants are provided with support including with an emergency phone number should they encounter a problem with the property as well as a variety of creative and simple ways to easily pay their rent. If there is a problem, we address it. Need a plumber, we have one. Need an A/C Technician, we have the best. And because we offer a volume of work to our approved vendors and we pay them fast they give us quick response times, quality service and the best prices in North San Diego!

Our Premium Program includes both the Tenant Placement and Monthly Management services and is our all-inclusive property management program.

In addition to tenant finding and basic property management services we add comprehensive inspection and security deposit administration. Our leasing agents conduct walk-through inspections at lease inception and lease conclusion to clearly document the condition of your property. These important walk-throughs assist in accurately assessing any changes in property condition when the last tenant moves out. If signs of abuse exceeding “normal wear and tear” are present we will work with the tenant to resolve the repair issues in order to maintain your home’s value with as little out of pocket repair/restoration expense to the property owner as possible.

And finally, once your home becomes vacant we will work to return it to rent-ready status FAST. So we can rent it again to your next qualified tenant.
